Join your local REIA (Real Estate Investors Association). Meet the other SUCCESSFUL investors in your area and they will certainly be happy to give you copies of their forms and will be a great help with your new business.

Just FYI - arrests, convictions, etc are public records. You can probably get them for free on the internet by looking up your county's court website and then searching her name. If not, you can always go to the local courthouse and request the records the old fashioned way.

They might lose in the land of socialism, but I wouldn't lose this in Ohio (where we still have some common sense). What are landlords supposed to do? Allow everyone that has a problem to stay for free? If so, I would be out of business. Low income tenants can whine up a storm about their constant (self-inflicted) problems. If everyone that has a problem gets to live for free, every landlord in the country would be out of business!

Actually, I think that's a GREAT ANALOGY! Many newbies, especially the vast majority who fail, ARE a lot like babies. They cry and whine about not being successful, but they don't do anything productive to be successful. They chant "I feel successful" because some guru told them to do so. They post pictures of beautiful people riding in a Mercedes convertible and visualize (daydream) themselves driving that Mercedes and those beautiful friends. At the end of the day, they've accomplished absolutely nothing but pumping up their own ego. My advice - forget the mumbo jumbo and get to work!

I chose real estate because I wanted to build wealth for retirement as well as have a nice monthly income. I keep going to maintain my lifestyle of being semi-retired.

The vast majority of newbies fail - but it's not because they don't "think they can succeed" or any other psychological mumbo jumbo. They fail because they don't understand the REALITIES of whatever business they're trying to start (most often underestimating the operating expenses) and they are too lazy to do "whatever it takes" (i.e. hard work) to succeed.

You can sit on your butt ALL DAY LONG and "think" and you'll NEVER GROW RICH! You can post pictures of a new Mercedes convertible and beautiful people having fun all over your apartment; you can chant "I feel rich" until you lose your voice and you'll NEVER SUCCEED!

Wake up people! All that psychological mumbo jumbo does is waste the time you could be spending working your butt off to build a business!

ABSOLUTELY - I WOULD EVICT HER! The facts are that she didn't pay the rent and that is the perfect excuse to evict her from this socialist rent controlled unit!!!



Better yet, evict this socialist judge and deport him to Cuba where he can spend all day with his socialist comrades!!! Judges are supposed to follow the law, not base their judgments on sympathy.

Pea brains - that's what tenant's have. Let's look at the facts logically. Toothbrushes and clothes gone. She wasn't kidnapped. She didn't have an accident. She isn't in the hospital. If any of those things had happened, she wouldn't have taken all the clothes and toothbrushes.

Here's my interpretation. A week after she moved in, she found a new shack-up boyfriend and she moved in with him. Having a pea brain, she thought it would be forever, so she didn't take anything she didn't need. Being a pea brain, she didn't see any reason to tell you or honor her lease. Case solved!

Clean her crap out and move on!

Yes, excessive tattooing, strange mannerisms, and a recent DUI are all acceptable reasons to reject the applicant. I have even refused to SHOW houses and apartments to people that looked like freaks. "FREAK" is not a protected class, yet is a VERY GOOD REASON TO DENY SOMEONE.

As to what to tell them, that's up to you. You can simply tell them that they were denied and not give a reason. You can tell them the truth - that they look like a freak (that's what I do). Telling the truth can elicit a negative response and you can expect threats and profanity if you decide to be honest.

I denied a woman just a few minutes ago because her landlord asked her to leave because she has roaches. She said that she wasn't bringing any furniture from the old rental and I told her that roaches were caused by the tenant living like a FILTHY PIG and that I don't rent to FILTHY PIGS! She didn't like it - TOO BAD! Being a filthy pig with roaches is NOT a protected class.

As an alternative to actually denying the tenant, you can use the "5 Minute Rule" to your advantage. The "5 Minute Rule" states that tenants have brains the size of a pea and therefore only have an attention span of 5 minutes. So, to take advantage of the "5 Minute Rule" in your instance, simply don't call the applicant back or don't return his phone call. Five minutes from now, he'll forget all about your rental and move on to the next landlord. As an aid to avoid talking to this freak, program his number into your phone under the name FREAK1, FREAK2, etc. That way, when your phone rings and you see the caller ID says FREAK, you'll know that you don't want to talk to this person. EASY!

Post: Moldy, nasty kitchen cabinets

If this is to be a rental, I certainly would not take the cabinets out without at least trying to fix the mold issue. I would fix whatever leak is causing the moisture issue (necessary for mold) and then spray the inside of the cabinets with Jomax. Jomax will make the mold disappear right before your eyes in less than 5 minutes. Mold almost never returns after using Jomax, assuming that you've stopped the leak.
