I agree with Tom that talking to the scumbag is worth trying - just be prepared to defend yourself. Drug addicted scumbags can be violent as one of my tenants recently found out. The scumbag (next door neighbor) stole $400 from my tenant and my tenant called the police. As soon as the police left, the scumbag came after my tenant with a knife. He's in jail so far and the landlord of that property decided to evict the scum. This was one of my nicer SFH's in a lower-middle class working neighborhood.

I would wait until the druggies rape and kill the daughter before doing anything. Oh, that doesn't sound like a good plan, does it? But that is the position that the police are taking. "To Protect and Serve".....what a joke!

The TRUTH is that YOU are the only one that can protect yourself and your family. Texas has good gun laws. I would encourage the elderly couple and their daughter to get guns (the great equalizer) and the training to be able to use them. Take all threats seriously. I would continue to call the police with each incident and the daughter should pursue a restraining order against the freaks. They might also have a lawyer send a letter to the landlord, threatening legal action. Often the threat of legal action would be enough to get the landlord's attention.

The census IS calling landlords, homeowners, and others. I've had them call me about several of my rentals. I've also had them see me at my units and ask about tenants. Just give them the number of tenants that live in the apartment and be done with it. The number of people living in the housing is legally required and the census serves a valid purpose. Any information beyond the number of people is government snooping. When I filled out my census form, I wrote "none of your business" after almost every question except the number of people living in my house.

Congratulations Joe! Now, before you buy another one, I would take your last name and picture off the BP website. Landlords need to keep a low profile to minimize their "landlord lottery" exposure, as we were discussing in the Carbon Monoxide thread. You don't want your tenants (and their scumbag lawyers) to be able to easily get info about you from the internet!

Of course, you're right Joe (some of that Ohio common sense) and that is part of the reason from my original sarcastic post. However, this incident DOES provide a useful lesson for any new landlords on the forum. TENANTS AND THEIR RELATIVES ARE ALWAYS LOOKING TO MAKE A BUCK VIA THE "LANDLORD LOTTERY" (suing the landlord for anything and everything).

As the others have said, the landlord could have had this unit inspected and it pass with flying colors. Ten minutes later the heat exchanger could crack and flood the apartment with carbon monoxide. Yet, the relative of the renter (and maybe the renter himself) will be thinking of how to sue the landlord even before they dial 911! SAD!

In our socialist society, NO-ONE is responsible for themselves. The tenant could have bought a carbon monoxide detector if he thought that was an issue. Why didn't he? If he expected the landlord to know when the furnace was going to fail, then I think the TENANT should have known when it was going to fail. He lives there - doesn't he? Or more appropriately, maybe the socialist government in Oregon or Kaleefornia (wherever this happened) should have known ahead of time. I thought that they were protecting the sheeple from cradle to grave! Sounds like a breakdown of our beloved government to me! Maybe they should pass a new law requiring furnaces to be inspected weekly!

It's a TERRIBLE idea. Providing internet may not only have the police knocking on your door to see who is hacking into the pentagon computer or downloading child porn, but it WILL also get you a bunch of unnecessary maintenance calls and maybe even that legendary 3 am emergency call from an obviously stoned college student. "Hey Steve, I've got an emergency - MY INTERNET IS OUT!"

Steve, if you're going to shoot yourself in the foot - save yourself the pain and send your ammo to me. JUST SAY NO TO PROVIDING INTERNET!

That's exactly the problem. People should not and DO NOT have a RIGHT to healthcare or any other product. If they don't work and can't afford it - they shouldn't get healthcare! If they don't work and can't afford it - they shouldn't get food! If they don't work and can't afford it - they shouldn't get a place to live! If they don't work and can't afford it - they shouldn't get a free cellphone!!! What we need in this country is the FREEDOM to choose to be lazy and then suffer the consequences!!!

"Subsidized" - I love that word. It's what the socialists say when they TAKE from my family and give to some lazy deadbeat scumbag!

The answer is YES, Tim will eventually be forced to join the public healthcare plan, as will everyone else. The Socialist in Chief will use healthcare to destroy private insurance (through regulation that will make private insurance unprofitable and through competition with the public option that can lose money indefinitely).

I'm sure EVERYTHING is the landlord's fault in the People's Republic of Kal-ee-fornia! Why is it again that ANYONE in their right mind would want to live there?
