student rentals are not management intensive in my experience, currently that is all I invest in, next will be multifamily- gotta love that cash flow 

the guy I use in london meets all of your criteria and then some. Just met him this year and he has helped me with everything as I am a newbie. His name is Arthur Tkaczyk and he works for century 21. He won the best realtor award 3 years now. He works with investors and is an investor as well. He makes the process go smoothly will give you advice, knows the market very well. He is quick on submitting offers as well. message me for his number

I currently don't use a manager but I will in the future, and I'm also looking for local meet ups 

I currently live in Hamilton and have not found any sort of student rentals in good distance to the university for anywhere near 250k, I do own student rentals in London Ontario which I bought for about 200k a piece and are about 5 minute walks to the college. Managing them from an hour away hasn't been too bad either. I maybe go once every 2 months to check up on it so there's not much time involved and I cash flow about 700 each property. Just to give you an idea. I would be interested in properties here in Hamilton if the deals were as good. I don't own any single family rentals so I don't know if they require more or less work, but so far the student housing hasn't required much work. 

I'm looking to network with investors in the Greater Hamilton area . As for my strategy I buy student rentals and new builds. Looking to buy land and delevop and also invest in commercial real estate(apartments, mixed use, and retail. 

just finished reading an article about Windsor in this months issue of Canadian real estate wealth magazine and they are saying there is a lot of growth coming to Windsor and a lot of money being invested in the city(I know this sounds very vague but I can elaborate when I have the magazine with me) making it one the best upcoming cities to invest in. Also Cassidy if you could send me some properties, I usually invest in student rentals but I am open to all types being single to multi. Thanks
