@Thomas S. how is investing in the U.S not a greater step then investing an 1 hour or 2 away from where you live? How does the financing work?

I have been actively looking for single and multi family deals. For single family I have been looking for fix and flip projects. For the multi unit I'm also looking for properties I can add value to thru rehab/raising rents, additional units, storage, etc. Mostly just whatever is on the market is what I have been exposed to and seem to have no found anything or have been out bid on most "good deals". For single family flips I am looking in Hamilton/Brantford/St. Catherines. For the Multi unit I am looking at Hamilton/Brantford/Kitchener(KWC)/London/St. Catherines. I've reached out to realtors to send me pocket listings but most of them set me up with whatever comes on market. If anyone can help me out on finding deals. Please msg to discuss.

look a little further like Roy said where you can find a 6 unit or more around 500-600k that cash flows well 

use a broker that gets paid from the lender if you have good credit and no issues on getting financing 

Hi everyone, I have been invested in London(student rentals) over the last 2 years now and live in Hamilton. I have ben watching Windsor for some time now and have connected with Cassidy and Matt- very helpful. I also have checked out some buildings in Sarnia. Right now I am looking at 6 units up to 550k in most of the main cities in southern Ontario aside from the GTA. I regularly look at London,Windsor, Brantford, St. Catherines for those types of deals. Also looking for a flip in either hamilton or brantford. Would love to connect with anyone in those fields/areas, especcaily for hamilton/brantford flips.
