Good afternoon BP in need of some advise. If a pre-forclosure property has been located an contact has been made with owner an a appointment has been set to meet with the owner, The questions are 1) How is it determined how much to offer the home owner 2) How is it determined how much to offer the lending institution above the loan amount an 3) What else should be asked of the seller?

Any help and advise will be greatly appreciated

So if it's $38.7k is the original loan amount owes i understand that amount has to be brought current.  How is it decided  how much you offer the owner to try an make an agreement on their part,, an do you offer the $38.7k which is the loan amount to the lender or do you offer a different figure to the lender,, an if so how is that figure  determine ?

If there has been a PRE_FORECLOSURE property located  an its indicated that the original loan amount is is $38,765 ,, the value of the property is listed at $195k                (on the same site). Area Comps are $176k-$267k .QUESTION!! 1.)What's the recommended way to contact the owner ? 2.) How is it determined what to offer the owner "while the property is in the pre-forclosure stage an 3.)Whats the next step of the pre-forclosure process? Trying to find out information about the loan, that the possible buyer is no entitle to

Advise would be greatly appreciated

Sooooo which one is it, a property that doesn't have any advertising signs posted stating anything about the property is to be considered a OFF MARKET property? but if the same property that doesn't have any signs but is advertised on several sites does it becomes an ON MARKET property ?

If a property does NOT have a real estate agent's sign in front listing the property  but the property is on several sites zillow, Realtor.com. craigslist ect.. is that still considered off market?

Good afternoon B.P. Forum, i was sending out this comment/question, it's so hard to find honest companies that provides you with a real motivated sellers list, they tell you that motivated sellers list you pay for will be strictly for you  an you wont have any competition on those leads, and at the of the day it's just the opposite of what you were told.

Any thought. advise ??
