Pre-Forclosure Question for Seller

Good afternoon BP in need of some advise. If a pre-forclosure property has been located an contact has been made with owner an a appointment has been set to meet with the owner, The questions are 1) How is it determined how much to offer the home owner 2) How is it determined how much to offer the lending institution above the loan amount an 3) What else should be asked of the seller?

Any help and advise will be greatly appreciated
