Wow, thanks for all the responses! Of course you are all right, it's silly to let something like a little fear and self-doubt get in the way of changing and improving my future. I appreciate the good "kick in the pants", guys and gal!

I'm at a point where fear and embarrassment are taking over. I'm starting out in wholesaling and I have some marketing strategies ready to be deployed, however, for some reason, I feel like I've hit the wall of self-doubt.

I used to have that attitude of not worrying what people thought about me, but somewhere along the years I lost that.

How do some of you get past the self-doubt and the worrying of what people thought?

When getting a probate list from City Hall, is it called probate or do they have another name for it?

Not sure if this would be the right place for this topic, but here's my question;

My wife and I are first time buyers and just recently put an offer in on our first home. We'll be using an FHA loan for that, however, we're also in the process of buying an investment home to rent out. The question is, if the investment property goes through first, will that effect our FHA loan? We'll be using a hard money lender for the investment property.

Is it legal to use Inc., as a title, say, on a business card, (ex. Mike H Properties, Inc.) if it's actually not incorporated? Thanks.

This has probably been talked about before, but I haven't found this specific issue...

My question is; do you wait to submit the Purchase contract until you have the buyer sign an agreement contract before sending to a title company, or do you send in the purchase contract first to get escrow started?

The reason I ask is, a fellow investor said you should send the purchase agreement to the title company immediately to open escrow to prevent the seller from going with another buyer who may offer more. What do you guys do and/or think about that?

Also, will title companies ask for Proof of funds to show you can afford the property?
