You mention first in the title and then in your statement, but please tell me what is a "contact deed" or "contact of deed"?

Have you tried networking locally in real estate groups, real estate investment groups, landlord associations, etc. to get personal, local, verifiable, recommendations?

Check with your local credit union: best rates and local decisions.
You would get more with a cash out refi than HELOC.

One question that always comes up is: "how difficult or easy is it to place properties into and out of the portfolio".
