Look for lenders that do "Portfolio Loans".

Julie,
"good income and down-payment" are vague terms.  The exact amount that you qualify for is a specific number.  You can sit down with a lender to "run numbers" and find out roughly what you qualify for.  That's a Pre-Qualification.  It should not cost you anything to find that out.  Then you may shop in that price range.
Tip: check with your local credit union: they will consistently have better rates and often the underwriting of loans is done locally.

Network locally with real estate investment groups and Facebook groups.  Simply put the word out that you have a property and are willing to owner finance.

PMLs exist, there's zillions of them, real estate investors work with them every day and PMLs fill a need and have a role to play as a specific tools for a specific situation.

But I wanted to expand my networks as a PML. Those lenders that can do construction loans or commercial fundings. I wanted to learn more from them! I'd be happy to know your thoughts too!


 Awesome!  Then a post stating that you would like to connect with PMLs and learn from them sounds different than: "Can you share your thoughts about having or working with a PML?"
Personally, I'm on a hiatus until rates come down a bit.
