I own a 30-unit community and found it much easier and more cost effective than the 1-4 family and flips that I was doing before that acquisition.  No coaching program, called multifamily brokers in my areas, have a regular job, and have 3rd party PM.

Increase income, decrease DTI, and buy a home (i.e., get a higher paying job, work two jobs, go to trade school, get a higher paying degree, live in affordable area, etc...these are things that most of us did).

I can't invest in an area where it takes months to evict.  Low probability but high risk.

If you bought prior to 2022 in your home market of Maricopa County, your appreciation has been enormous (for many investors, the equivalent of decades worth of monthly cash flow).

It does not appear that many newbies (or experienced) investors are buying much (transaction levels are at record lows).  I can't remember the last time I read a forum post about an actual transaction...the posts are almost all about "the market".

It's uncertain what will happen with deportations but it is certain that the border will be materially closed down.  That will definitely increase blue collar wages in certain industries and decrease rental demand in certain submarkets over the course of years.

I like Seth Godin's (altMBA) approach where there are application, experience, and qualification requirements.  Life it too short to teach people that won't follow through...or to spend money learning stuff that you won't apply.

You don't have to compromise.  You can have wealth, health, and relationships.  17 waking hours a day is a lot of time.

He should just sell the house.

Separately, I would not rent to her.  She freeloaded off your dad and now wants to screw him over again.
