At 7.8%, for an asset class like real estate, you want to be the lender and not the borrower...

Glad you posted this...made me think and jot things down.  There is nothing more important than investing in family.  My four adult children are out of the house; so, below are goals for our 11 year old and me.

Read 15 minutes per day and log it.

Set limit on daily electronic use.

Clean up after himself (toys, push chair in, dishes, clean bedroom, clean car).

He plays sports and has a few tough baseball goals that he works with me on (inside/out swing, pitching mechanics, 3B fielding).  This is not about becoming a college or pro player.

Work on (fun) physical and mental toughness with me at the house (wrestle, tackle football, physical basketball).  He's empathetic and smart; so, working on adding more toughness.

Greenville SC allows density exceptions for hotel to multifamily conversions that have 20% of the units used as affordable housing for at least 25 years, or 30% of the units as affordable housing for at least 20 years.

This is normal.  Change the locks, turnover the unit, and re-rent.  If the security deposit is not enough to cover lost rent, utilities, and damage, you are welcome to sue in small claims court (which most of us have never done).

You'll figure it out.  When most of us were 21, we were thinking about stuff other than real estate.

May want to check out @Jered Sturm's path as he started in real estate during college and now is a syndicator.

REITS and stocks are passive and real estate is active.  They are not alternatives for the same goals.  If you want control, REITS and stocks are not an option.  If you want to be passive, real estate is not an option.

What zip code?  Median household income can be an indication of the area.

It's not feasible to manage D-class remotely or with 3rd party management and make a profit.

Seems like the unpaid rent would more than offset the security deposit; so, anything more may not matter unless you are going to court (but I would offset legal fees as well without question).

US treasury rates increased ~80 basis points since the beginning of October as polling results started coming in and the increase continued post-election in expectation of high government deficits and sustained inflation (due to tariffs and otherwise).  My response is not political in nature...I'm very interested in what DOGE can accomplish.  I'm just stating the facts as I follow rates closely for my job.
