All of the other investor-members above laid out an easy solution for a typical problem and also accurately stated that a lawsuit is unnecessary and won't work.  Your solution is to contact you for business.  The membership is fed up with spam on the forums.

Sell.  Neither one of you are going to want to have to explain to your future spouses or significant others that you still own a house with your exes (and deal with that drama).

I think that the team and moderators will all be aligned with this philosophically. 

But, I think in practice, "reverse trolling" remains ill-defined and a blurred line will rapidly begin developing. 

Any ideas on how to crystallize this? 

Any suggestions on what to update/populate in our "rules" section to help us make this clearer?

I personally would never borrow money from a bank or private investor if there was any chance of losing it.  Investing is optional and is supposed to make life better.

The median household income for 38127 is $35k, which is near the bottom of the US.  Neither remote or 3rd party management will work...it will take local, hands on, full time management.  Whoever sold you this property and the management company are not looking out for your interests.

60% LTV is not that low, particularly in a higher rate environment where the debt service coverage requirement (cash flow) is now limiting LTVs to 60-70% in many cases anyway.

Separately, should be able to get a commercial loan with a rate in the 6s.
