The property is rented thru Jan 2017 for 750/mo. which is about 300-500/mo below market. It was completely rehabbed in 09. Rehab now is 10k if that. It's really just needs paint in&out and flooring. We sold a property in this same area about two months ago at 203 Furnish Ave and an appraisal was done. The ARV on Furnish came back at $150k, I have attached the actual appraisal for your review. Furnish is 130 sqft smaller than our property.

Welcome to BP, Stephen!  I think you'll find this site and everyone on it very helpful.

There's a Meetup that I'll be going to tonight that you may also find very helpful. It's put on by the Alamo REIA and it'll be at Grady's Barbecue at 6510 San Pedro from 6pm to 8:30pm. The topic is going to be Buy and Hold Strategies.

Tri-plex in Denver Heights. Duplex in front with separate house in the back that is newly renovated.

Investor Cost: $99.9K

Rehab $20K (to update whenever tenants move out of the duplex)

Current rents @ $1,950/month as is minus $300 max for utilities paid by owner.

2 bed/1 bath house in back pulls in $700/month with a 6 month lease that starts today. Pays all utilities.

Duplex is a 1/1 getting $600 per month and a 2/1 getting $650 per month. Both tenants have been there for years. Owner currently pays up to $150 per month for utilities for the duplex units only.

There are several ways to approach this. I think best idea is to hit a punch list of repair items for the duplex units and raise the rent around $50-$100 per month.

These two houses sit next door to each other and basically need no work. One is vacant and the other has a tenant on a month to month basis at $850. Rental comps range from $850 to $995 per month.

Clean 2 bed 1 bath 1 car garage in a nice NW SIDE of town.

Rental/Owner finance will only be doing paint and flooring and servicing the AC.

There is Value out there for a 2/1 for a FLIP. Plenty of sold comps within the last 6 months. Your best comp sold at 108k and its smaller. Raul will be checking foundation out this weekend but I do not think it will need it.
