ALL 3 UNITS OCCUPIED. Call me to arrange a showing if you want to see it.

Tri-plex in Denver Heights. Duplex in front with separate house in the back that is newly renovated.

Investor Cost: $99.9K

Rehab $20K (to update whenever tenants move out of the duplex)

Current rents @ $1,950/month as is minus $300 max for utilities paid by owner.

2 bed/1 bath house in back pulls in $700/month with a 6 month lease that starts today. Pays all utilities.

Duplex is a 1/1 getting $600 per month and a 2/1 getting $650 per month. Both tenants have been there for years. Owner currently pays up to $150 per month for utilities for the duplex units only.

There are several ways to approach this. I think best idea is to hit a punch list of repair items for the duplex units and raise the rent around $50-$100 per month.
