Good flip in North Central SA!

House measures out a little bigger than what the tax rolls show. Do your own due diligence on size. There is also a 230 sq. ft. efficiency where the one car garage was. This can give some more value if you put money into it above and beyond the rehab estimate. Foundation has been checked and came back at $3800.

Only 1 of our 4 comps has a pool but the house isn't updated. We are almost exactly like our top comp. Both on a .33 acre corner lot but we have a pool and that house doesn't. Foundation is good per All Foundation. Only 2 houses over 2300 sq. ft. in the last year in Windcrest have sold for less than this one. Both of those needed full updates and had foundation issues per the seller's disclosures.

It's not everyday that you come across a package deal like this one to build a solid real estate portfolio. It includes 17 off market houses that are all currently rented out. Most of the properties will need very little in repairs if any to get it up to market value rents. There is only 1 property that has ever had foundation issues, and it does need to be fixed, 2 others with slight foundation, besides that you are golden. We have engineer reports for all others.
