my wifes a veterinarian and loves to help me out with rehab projects. its a good way to relieve the stress that she deals with on a daily basis. she gets satisfaction from helping me out and enjoys the final product that someone will be able to enjoy. she would never give up her profession, but loves to see rehab projects and enjoys our rentals.

just adding to steves comments above, which are very good comments. when you hand out business cards, demand a card in return, this will give you one more contact for your database. so many agents just hand out cards, but never think about collecting them.

youtube has a few videos on marketing and some on yellow letters. I know its not a book, but very helpful

to expand on shauns post, you need a good team around you. like a good title company, good home inspectors, handyman, mortgage company, etc.

the online course provider that I used had a one day live test prep class, then I purchased 1000 test questions from the school for $10, it was a big help.

that is exactly what I do, rehabs from start to finish and own a full time business, and have a few rentals and farm ground rentals.
