Disappointed, we switched PM again. We paid to have the house rehabbed and requested to install security. I actually gave PM a set of SimpliSafe.  Last week, I was informed the house was broken in with furnace& hot water tank stolen!

I am sorry to hear your story Amy; I hope things get fixed. One of my tenants hasn't paid rent since July. Court date was October 31 but I lost the eviction. The only explanation/reason I received from my PM was "the tenant played the system"; but I have no idea how. I am going to have to try evicting again and hope for a better result.

My biggest problem right now is dealing with two tenants in one of my properties who haven't paid rent since July. I went through the eviction process with my PM but tenants won. The only information I received from my PM was that tenants agreed to pay back rent and the Magistrate did not want to move forward with the eviction. I have no idea what the plan to pay is, in case there actually is one. I was also told that if they don't pay, which I am 100% sure will be the case, then I have to go through the whole eviction process again. That will be at least 3 more months of rents lost, and at least $750 in eviction fees. This is in Cleveland Heights, OH.

Hello BPers,

One of my properties in Cleveland needs to have a fence replaced. Can anybody recommend an honest person/company who could do this work? My PM says it is 40 ft. Does anybody know about how much per foot it costs to replace a fence?

  1. Rent is due on the 1st.
  2. Evictions are filed on or around the 15th. (3 Day notice is issued prior to this)
  3. Court date is issued 3-4 weeks after eviction is filed with the courts.
  4. The writ of restitution (move out day) is typically 10-14 days after you win in court.

@James Wise My tenant didn’t pay August rent; I don’t think I have a court date yet. Could there be an issue in the process? This is in Cleveland Heights. 

 Cleveland Heights is a whole separate animal. Cleveland itself, very simple. The Eviction process in Cleveland Heights takes considerably longer and is in my opinion probably the slowest & most difficult city in the Cleveland area to perform an Eviction.

 Yes, I believe you can check on the county docket. Cleveland Heights is one of the slowest cities around here. They are often "backed up." At least, that is what they always claim. How long was the tenant there when you owned it? Evictions are never fun and are always costly. I'm sorry this happened. Good luck to you. Hopefully, it goes fast and doesn't cost too much! 

Thanks for the reply Tom! That’s what my PM told me. I don’t want to bother them to get updates, I thought there must be a site where I can find information. 

I don’t remember how long that tenant had been in the unit when I purchased it; I bought it in December of 2017. One tenant had been there for several years, the other just a few months. I should have that info somewhere, I’ll look for it. 

It is not all bad. That unit was rented under market price. I think now I can raise rent when we get it ready... thinking positively! :)
