If you're looking for multi family (>4 units), then it's most definitely all pocket listings by way of knowing the right brokers. I'm a CRE broker in NYC and can tell you that 90%-95% of the deals done are word of mouth knowing the right people to send it to. The equivalent of the MLS in CRE is Loopnet and I've only sold two out of the 30 deals under my belt through Loopnet. With SFR thru 4 units, if an agent has the deal, it's only a handful of very well connected agents whom can sell something as a pocket listing so the MLS is usually the way (unless it's a super hot market). I just started with direct mail for my personal investments in NJ so don't have enough insight yet to comment on that.

You should consider West New York or Union City. It's a super easy commute to midtown and it's not into Penn. It is into Port Authority. I do it daily and work on Park Ave South!

Hi Anastasia - I'm a CRE MF broker in NYC, but interesting in investing in into single or two fam in NNJ, so this sounds very interesting. And note that the event time above says 6pm although you wrote 4pm-6pm in the first comment. Might lead to confusion later so thought I'd mention it. Looking forward to meeting then.

I live in Edgewater, and comité daily to PABT. During rush hour, it takes 25-30 mins. Non rush hour takes about 15-20 mins. Buses get their own lane during rush hour so it's not much of a difference. Note that I'm at the border of Edgewater closest to Lincoln Tunnel.
