What skip tracing sources do investors in this thread find most effective?

I could tell you that I’ve also been told to not offer condolences in the letter because they don’t want/need to be reminded. They’re trying to move on with life so just get on with the conversation.

Depends on what price ie discount to retail you’re getting the deals at. There’s a threshold at which point you can’t wholesale but may still make it a decent deal to keep. Wholesale rule of thumb is about 70% off of retail ARV after factoring in any repairs/renovations and your desired wholesale fee.

Good points. I will add that in my case, I always aim to have IO loans so I don't use my cash flow to minimally pay down the principle. I use my cash flow to improve the property which can increase my equity faster than paying principle down will.

 Sorry about the late reply. I think what I'd want is pretty basic. The date of the import, contact info for the owner (and the persona who inherited the property if probate), a mailing address if it's different, the name of the original list for quick referral, and some kind of a way to track which mailings said contact has been part of.
