First Deal is pair of rental properties... buy&hold or wholesale?

So my direct mail & website were a success. Have a motivated seller in north DFW who is looking to sell his two rental properties that he owns outright with tenants already established. What's the best strategy to move forward? Wholesale? Try to secure financing and hold the properties?
