Generally your straight foward with all property owners regardless of the situation when wholesaling? Some books I've read made it seem like your supposed to hide information from both the seller and investor and I found this method to be a bit tough and weird.

James Vermillion and J Scott, What is the best way to find an investor that would actually be a good mentor? I have no problem starting for free and learning the business, but I also want to make sure I'm working for free for good reason. The person has to know what they're talking about and be willing to give me the ins and outs.

When I find a property in my area that is For Sale By Owner and I'm looking to wholesale it and flip it off to an investor, should I not let the owner know what I'm doing? Will they take it as though I'm a realtor and look at it as if they're losing money? How do I go about these deals?

Hey guys, I'm just starting out and am currently trying to get into the wholesaling game by just having read a bunch of books on the subject and from learning from what you guys have posted. I am finding that I am still needing some extra help, I tend to learn easily, but only when I actually go through the processes a couple time.

I was wondering if a good approach to find a mentor would be to go on craigslist and actually find investors who are posting on there attempting to purchase houses and contact them directly from there. I would ask to be a bird-dog and explain that I am just starting out and looking for some guidance. I really need to learn the contracts and all the extra information they don't teach you by just reading books.

Or is there any of you who are located on Long Island looking for some help?

Okay so I was wondering how I can find houses, and get in contact with homeowners that Investors don't already know about (or don't have time to find out about). Investors can easily find good deals online on the usual sites, but how do wholesalers find the good deals? Or do I not have to? Is the trick just seeing what they see, but acting on it because I am the wholesaler, and I'm the one that essentially tries to persuade the seller/potential seller?

Please fill me in on ways and secrets on how to find potential sellers.

I don't mind door knocking, (but I need addresses!) and I'm talking about other then business cards and bandit signs (those are on the way as we speak :). )

It's not even that I'm scared of meeting the sellers or anything, I'm scared that I might have to back out of the deal once I find a house. BUT from all the feedback I've been getting on all these posts it has actually shown me that finding the buyer is likely to be the easier part of the deal.

Thank you for all the input, and Kayleen Hammerschmidt, I just signed up for LIREIA.com, which is Long Island Real Estate Investment Association, and from what I've seen there are sites and organizations like this all over. Not sure where you are located.

Thanks guys. That's what I figured.

I'm new, but I guess by the looks of it, and from what everyone says, finding the buyers for these deals is actually the easier part.

Thanks again and you guys can safely know that I will not be using this method, and am keeping my reputation in order.

I watched a youtube video about creating a buyers list via craigslist. The approach I watched was about creating a "fake" post about a house that does not actually exist. Apparently the key is to add an image and also to make obviously appear like a really good (but not to good) deal. After doing this you just sit back and wait for the emails to come in. Once you get them you can reply and say that the house has been sold, but I will add them to my list of buyers for other possible houses like this.

Is this allowed?

I saw a comment on the video stating "I wish this was acceptable, I'd end up in court"
