Driving for Dollars - For Sale By Owner

When I find a property in my area that is For Sale By Owner and I'm looking to wholesale it and flip it off to an investor, should I not let the owner know what I'm doing? Will they take it as though I'm a realtor and look at it as if they're losing money? How do I go about these deals?
