@Nikki Closser they don’t have to prove they are out of work and this unemployment stimulus won’t cut it? Or are you having people who are not effected (working from home or essential) taking advantage of the ‘no rent for 6mo’ deal as well? I’m in upstate NY....I feel your pain! We are dealing with the same issues.

 I have a list of properties that I have found while driving around and I have drafted up a letter to be mailed to them. I have introduced myself in the letter and added that if they are considering possibly selling their house in the near future I would love to talk with them. My question is...do I mention that I can pay cash and close fairly quickly in the letter or do I wait to discuss that if I get a call from them? Should I keep the letter short and to the point or add ‘can pay cash and close quickly if the numbers work for both of us’? Any help with the wording is greatly appreciated.

I am researching county tax maps and info to make a list of potential investing properties based on absentee owners, unpaid taxes...that sort of thing.

 I understand that hand written envelopes have a better chance of being opened. Without being blunt and stating ‘I want to buy your house’, especially given the fact that it is not for sale, what is the best approach to take after introducing myself?  I’d appreciate any thoughts on do’s and definitely do not’s.  I thought I’d state that I am interested in purchasing a house in the area and if they are possibly thinking of selling I’d love to talk with them. Should I be elaborating? Thanks in advance!

I have no idea if it was. That was just information relayed to my son by the woman who lived there years earlier. I makes no difference, I was outbid. I was just curious to see if anyone else had dealt with anything like this and whether or not to pursue.

I didn’t get the bid. If I had gotten it and experienced anything out of the norm I would absolutely disclose that if and when I sold, whether or not it was required. I would not do business any other way.

@Matthew Irish-Jones Not sure how friendly but the family coexisted with whomever she was(they had a psychic come in and was told it was a she) for years before moving out. 

Unfortunately I didn’t get the bid but at least I finally took action and have my first bid under my belt. Moving on

I didn’t get the bid. I have to admit I’m a little disappointed but not dwelling on it. It was my very first bid so I got my feet wet and feel a lot better about the whole process. On to the next one!
