Hey all, 

I'm helping out on a property (Oregon) where a previous tenant abandoned about 5 cats.  We're working with an animal rescue organization to catch / neuter & rehome (if tame) / release (if feral).  And the organization is very passionate that we should demand all animals, including companion animals be neutered as part of the lease.  

Have any of you come across this? The law seems vague to me - I can require tagging, but it says nothing about neutering, except that I can't interfere with the use of said animal, which seems to imply it's against the FHA. And 2 self-identified FH experts gave contradictory info (one says you can demand it, the other says the financial burden is against ADA).

Of course, I'm not sure it's a good policy anyway, except with cats.  And right now all the companion animals are dogs.  Still, thoughts?

To clarify, I'm talking about 2 - 4 unit personal / residential mortgages. 

I figured since this is the Portland forum, it'd be nice to have a list of great local recommendations :)

Nah, but everyone does need a break now and then.  

If your area is anything like mine, you can probably reach out and find a half dozen older guys who have done this for so long that evicting a loud felon is no big deal.  Forming some relationships for when you need to take a step back will at least let you feel like you have options, even if you never use them.  

Good luck, and try to remember they're all temporary problems :)

Yep, probably.  

You should ask a general contractor to go with you - and offer to pay him / her for his time so he'll show up and take you seriously.  But then for estimating your costs - are you doing this yourself or planning to hire out the work?  

To estimate your cost to flip, you need to tally up how much in materials you'll need, and double that for the labor... and then take your estimated time, and double that b/c it always takes longer.  And then take your estimated labor + mats cost and double it because you're brand new and you forgot something probably big and expensive.  

But don't take my word for it - I'm not an expert flipper :) That's just been my own experience.  Which reminds me, I forgot to order faucets & sinks >.< 

Look for cracking walls, moldy smells, wavy roofs, and dirt pulling away from the foundation.  And get an inspection.

Hi All, 

Does anyone have a great Portland - Oregon mortgage broker to recommend?  Someone who has worked with investors that target duplexes - 4plexes?  

Most of the brokers I've worked with seem to focus on SFHs and don't really know the multifamily loan options very well.

Framing issues? How about finding all of the exterior studs are installed... sideways.

Does your agreement specify what a lease is?  IMO, mtm tenancy is a "rental agreement" and a lease is a 6+month tenancy.  But we specify that in our agreements.  I wouldn't pay a lease renewal fee for a mtm unless the agency also agreed to refund the fee if the tenant moved out within 6 months.
