 Makes sense! Hopefully some more responses come in, I would be curious of what others say. I have only come across one owner financed deal and it was not ideal based off what they wanted as a down payment and interest. I like the idea of owner financing though. Enjoy your day!

You may want to give us a little more detail. If it is as simple as an outline I would think a quick google search can show you lots of examples. As for a specific offer though, location, condition of home, time on the market, etc. may all change how your offer would look.

I am new to the game so I could be wrong but when purchasing a personal home, each offer we made catered to the specific home, any info we could get about the owner, and a little bit about why we wanted the house. Hope this helps a little, good luck on your offers!

Hi Jacob,

As a new agent (less than a week in) I appreciate this question. I personally like the idea of door knocking as it gets me out of my comfort zone and is an easy way to be in front of people. I also plan to network by engaging with coworkers (still work a w2 while I start this) more on real estate, and join some local groups to be engaged more with the community.

As for nurturing, with being new, it will be easy to focus on each one at first. I plan to use this time to try a few strategies and see what works best for me. I read "Sold" which gave me some ideas as well.

Hi Craig,

I would suggest looking on here for an agent in your area. Have any of your friends/family recently purchased a home? If they had a good experience, you could reach out to their agent. BP has had a few podcasts on finding an agent and how to be a good buyer for an agent to work with. 

As for location, click on the icon in the top right, click profile, there should be a pencil/edit icon on the top right of that screen where you can then edit location. Hope that helps and good luck finding an agent, it will be worth the leg work when you purchase the multi-family!

I am in the same boat with searching for a second property. My understanding through my lender is that if its 4 units or less, you can put 5% down. Definitely check on that and good luck!

Hi Kristopher,

I am relatively new to real estate myself but would say definitely start looking now! You may find something sooner that works and you can afford and if not, you will at least be building a strong relationship for when it is time to execute. Be upfront with all of them on your timeframe as they will appreciate it. Good luck on your investment journey!

Hi Robert,

My advise would be to finish the coursework and get your license. I struggled to get mine as well, and at the end of the course, I took a highly recommended cram session a week before my state exam and passed. The cram session really put everything together for me. You may have something similar in your state.

I recommended this to someone else a few minutes ago but read David Greene's book "Sold." It has been a nice blueprint for me on how to find success in the industry. A realtor/friend also told me to make sure the brokerage you join offers training, seems like most at least say they do.

Oh, and I am 32 about to turn 33. It is never too late to start a new career path! You have several years of life experience to use towards accomplishing your goals in the future. Reach out if you ever think I can assist you!

Congrats on getting your license! I grew up in Fort Wayne but now reside in Phoenix. I just got my license as well and can definitely relate to your question. I have enjoyed and would suggest reading David Greene's book "Sold." It has several ideas on how to get your name out there, network, and do things that I believe will bring us success.
