How are you generating and nurturing leads?

I'm curious what everyone's methods are for generating and nurturing leads in today's market. My team and I have been focused on following up with our databases, local ads, and a lot of networking. What about you?

Work your sphere.  I've been licensed for about 5 months and closed three deals just from reaching out to my contact list in my phone.  Don't harass or be over the top, but let your sphere know what you are doing and what you want to accomplish.  This is the easiest (and cheapest) way to get traction.

I also run Facebook ads and do a little direct mail.  That has generated some good leads, but no clients yet!
