Hi Robert,

I am in the middle of doing something similar. I am looking into purchasing my second home in the Phoenix area. I have similar concerns as you but as I do not plan to sell anything for 10+ years, I am less concerned about what it looks like now. As long as I am not losing money month to month, then I feel confident in my long term goal and believe appreciation/market rent will work in my favor. I think you will find success if your goal is long term hold single families. Good luck with your investments!

Welcome! It was previously mentioned but definitely checkout all of BPs podcasts (under the education tab, Rookie might be a great starting point). I have also picked up a few of their books along the way. Reading through the forums has given me some great knowledge and ideas as well. Good luck on your future real estate investments!

Well said Carl! I am a new agent and that would be a tough situation. A positive way to view this if you give them outstanding service regardless of you having a financial gain in the situation, they may recommend you to all of their friends and family as someone to work with out of state. Maybe they come visit the area and meet people and recommend you as well. Hope you find a positive outcome for your situation.

I do not have one personally but I believe Dave Ramsey has a bunch on his website. I would still vet the accordingly but at least gives you some context and starting point. I agree with asking about finances and financial freedom! Good luck on your search and financial investments!

The BP Podcast have done several episodes on this of late. I would recommend checking them out. There is one specific to analyzing the market called "On The Market." Hope that helps!

@Patrick Rollo I just joined a brokerage and was told 25%. They also recommended making sure you have proof through email that you reached out to the agent about helping the client prior to them meeting/signing any agreements.

I am new as well. I read the BP book "Raising Private Capital" by Matt Faircloth. They have several podcasts on it as well that are informative.

You have also found a at leas one here so you are on the right track. Good luck with the new investment opportunities!
