A real estate agent will have tools for that. The courthouse has lists as well but a realtor can find foreclosures, pre-foreclosures, vacant properties, absentee owners, etc. 

Looks like a great deal!

I'm slightly biased but having my real estate license has helped me become a student of the market. I know every available on-market property, have made connections to sources of off market lead generation and its great income.

Despite being a newbie, I think you have a great plan there. If you need help analyzing the numbers, I would be happy to help or suggest someone out by you that can help in person. 

I just speak with them investor to investor. I explain that I am using conservative estimates to protect them and that if their numbers are more favorable that it is certainly within the realm of possibility to hit certain figures. Just being honest every step of the way about what you're doing and why.

I would definitely exchange the higher rent for utilities since you're the one placing the solar panels. I've spoken to solar providers and it seems that with the tax incentives and the up front cost in buying, you should break even still within a few years. I am a fan of leasing because of the zero cost but I can see the argument for owning the panels. Either way, it seems a prudent investment from what I can tell.

First off you need to make sure it's in a USDA zone. These loans do take longer to process as well. Why not try a home possible loan?

Option A would allow you to put your $40k in, do the rehab, then put a 75% LTV mortgage on it and pull all of your money back out, plus some. Then you rinse and repeat. Classic BRRRR.
