Out of town investors expectations of realtors and viceversa

Investors, what do expect from agents? Should they look for off market deals? Write a ton of low ball offers? Do they not follow through? Any great experiences? How could they improve? Why should they bring you deals first over other investors? 

Agents, what do you think your job is for investors? Are they specific enough? Where does the relationship go wrong? Any great experiences? Anyone learned from bad experiences and now have some best practices?
