@Bryan L. intersting idea I believe In podcast #166 The guest Matt Aitchinson is working in that capacity with his own brokerage though. 

For a referral fee that is a good idea I never considered. I will approach my next motivated sellers to which I cannot agree to an "investors" price for. 

@Joel Owens Your point has been well heard and taken. If you  do not feel it is worth an agents time to put in offers that are considered "lowball" or in the way I described 30-50k below asking price on a 100-300k listed property. I know it's a stretch,  but might be worth it to some out there with today's technology offers can be submitted rather quickly by streamlining a standard contract used and simply adjusting it quickly everyone via dotloop or DocuSign. Thanks for the input!

And yes @Bryan L. after this conversation becoming licensed has now moved up in priority on my to do list. I think that would be the most effective route here to accomplish what I am looking for.

The conversation piece here is when that number comes out to be 30-50k below asking on a 100-300k listing. What to do? I can find roughly 20 homes in each market we are working in that are outdated and slightly distressed, but not priced to be flipped just under value for the market due to its condition. I would like to experiment to see if it would be worthwhile to streamline a process to put offers in on all these properties I have analyzed and come across where we are 30-50k low on listed price. Looking for a realtor in the Will/Dupage County Illinois area who would be interested. Or investors who have had success with this strategy and once all these offers go in track them with software and include current rehabs in the tracking system as  well

Thanks @William C. yes going back would probably not have included the "lowball" but yes the amount of response has been fun as well. Yes I run a complete analysis on every property and a "high end" estimate of rehab based on pictures included online to be safe along with a safe profit to cover budget overuns or lower ARV than calculated. I start from the ARV and calculate backwards to come up with Max allowable offer. If I am at or within 20k then yes someone on the team would view the property right away and submit an offer.

@Amy Webber thanks for the idea on blank contract I will keep that in mind as a way to streamline! 

@William C. thanks for the suggestion of trello I will look into that. As to your question that was never answered about current agents are busy and not interested. Yes I know it's a stretch here that's why I posted to see if any local investors knew of anyone who might be interested in streamlining a process to get more offers out on the MLS. As speaking with some other investors and wholesalers I know some have had success doing this and have streamlined process like some have mentioned in this post to bring in more closings and deals several lower offers. Appreciate your advice and constructive criticism though thank you.

@Scot Howat yes the business partner/mentor I am working for is currently buying at the County auctions. That's where most his deals are coming from right now and from wholesalers, but I have been brought on the team to manage off market campaigns and scouting possible on market deals to scale the business to take on more deals. 

The reason for this post again was to look for referrals to see if anyone knows if any realtors in the area of Will County/Dupage County Illinois that might be interested in working with us on streamlining a process to get more offers out and scout some potential deals in the area and increase their commissions. 

But yes I see the term "lowball" offers has sparked a major discussion here and has come with some constructive criticism. For all those who don't believe this is the best use of an agents time I might agree for some more established agents, but some might see the value in brining in more business and have the time to spend. I definitely agree there are many more profitable ways for an agent to spend their time. Thanks for all the input and thank you for those who have suggested different lead management systems!

@Chris Eaker yes I have but you cannot access the BP lead manager from your phone yet. I use my phone often.

@Matthew Olszak what do you mean by send them out myself. For MLS properties can I actually use my own contract for an offer?

And thanks I love dotloop for signing offers and contracts. It is the best. That's the technology I am talking about that makes writing and signing offers so efficient. 

And thanks for the referral on LionDesk I will definitely check that out!

The lowball offers has taken the conversation here with all the agent/broker input, but I was also putting it out there if anyone is using podio or any other lead tracking software where multiple parties can access to do lists/tasks and progress on outstanding offers, leads, projects, off market conversations, rehabs, and listings with offers received. 

Anyone have any suggestions or input on podio?
