Farakh Zaman Hey Farakh, As Ozzy Smith said a while back in this thread check out the Midwest a by more! I have heard many like Ozzy say Ohio is great. I also am able to find buy and holds very easily Cash on Cash returns around 20% using the same calculator you are using with the same expense terms as you replied earlier in the Chicagoland suburbs here in Illinois. My problem has been putting together the creative finance to get these deals closed fast enough. Look into it and let me know if you need any help with the area. I could send you some of my biggerpockets calculator reports I've already finished if you need as well. Let me know!

BP community, I a newer investor looking for some advice on a few seller financing deals I am looking to purchase. The numbers on the deals are very favorable, where I could even negotiate up on purchase price with the sellers if I wanted a lower interest rate or down payment. I have read the material BP has to offer on seller financing, but am seeking advice from someone who has gone through a negotiation or has an example of their agreement structure they worked out with their seller? Understand the basics looking for specifics! Thanks!!!
