Hi Everyone,

I recently came across an REO listing selling a double-sided steel-poled billboard making $3,500 per year (leased) with a small plot of land, in the low six figures.

Am I missing something? It seems that the billboard cash flow is very low compared to the price they want.

Setting aside the potential uses for the land (which aren’t much), would any of you pay this much for the billboard? If so, what strategies are out there to make this price worth it. Do you focus on investing in leased billboards, unleased billboards, or on billboard permits?

It seems that there may be an influx of of Puerto Ricans to South Florida, but they can move on to other parts of the country. Any thoughts on investing in the hurricane ravaged Caribbean?

Hi Everyone, With respect to investing in tax liens and/or tax deeds, what is the likelihood of being sued by, say, a disgruntled owner or other entity? Is this risk of lawsuit large or small?

Hi Everyone, How likely is it for a [former, perhaps] property owner to agree to exchange fee simple ownership of a billboard on a property to the tax lien/deed holder for a deed back to the former property owner (for the rest of the property)? Has anybody been successful in implementing such a strategy?

Thank you everyone for your responses. I understand that there is a risk that I won't be able to sell the building without including the parking (even by offering to lease the parking spaces to the end-buyer) I always thought that parking lots were great investments because of the cash flow and little maintenance compared to owning physical buildings. However (and probably for these same reasons), there are very few for sale. Further, the ones that are, are very expensive and have long lines of investors (or developers) clamoring to put in an offer. I thought my strategy, while risky, may be a way to build a parking portfolio without the expense. How would you change this strategy to reduce the risk that the building won't be sold without parking?

Hi Everyone, I wanted to ask your thoughts on a strategy I am contemplating. I was thinking of buying commercial properties with parking, reselling the building but keeping the parking asset for myself. Then I can either lease the parking lot back to the end-buyer, or just use it as a parking lot and advertise to the general public. How feasible is this strategy? Are there buyers for buildings without parking? Thoughts? Suggestions on how to improve on this?
