@Jeff Cua I previously worked in multifamily property management (over 400 units) before focusing on real estate sales and single-family detached homes in Las Vegas/Henderson.  

The best way to find a solid property manager for multifamily is to shop/tour some smaller apartment communities in Las Vegas/Henderson.  Anything under 200 units is probably best.  Ask the leasing agent, assistant manager, or property manager give you a tour of the community.  Take note if the complex is well kept and if possible ask to see a vacant unit vs a model.  If all seems well you might consider reaching out to the assistant manager/manager to interview for the job.

@Jack B. if you have not already you might consider confirming with the painter that the price includes (or excludes ceilings), and if it also includes patching/texture of any settling cracks/holes in the wall.

@Dalton Kent the income qualification I use here in Las Vegas and Henderson is the applicant must provide verifiable income that is at least 3x the listed rental rate. For example, if the home is listed at $2,500 the applicant must make at least $7,500 per month.  The income may be combined by two applicants as well but each applicant over 18yrs has to individually qualify in terms of credit and criminal check.

@Dana Wappler I am a buy and hold single family investor in Henderson, NV, property manager, and real estate agent.  I am personally waiting before making another purchase (rental property) but at the same time on the lookout for interesting opportunities. And when I say waiting i mean over the next 4-6 months.  We are certainly in an interesting market.

@Karla Relova put in an offer where your numbers make sense and then see where it goes.  Ask your real estate agent to be aggressive in requiring a written response from the seller side. A seller is going to do what is their best interest as well so in my opinion there is no trying to convince the other side why this is the only offer that makes sense.  It is better to find out what motivates the seller besides the price.  Maybe timeframe is important, maybe the seller wants to lease back the property for some time, maybe the seller is worried that if they accept your offer that they will get hit with a long list of repairs during the inspection period...

@Edward Giyo If you do not mind being a landlord then you might consider renting it out.  But be ready for maintenance, tenant complaints, etc... If you hire a good property manager many of those issues will be taken care of.  However, you would still be receiving the bill for the furnace when it goes out or the water heater when it starts leaking.  I am myself a rental property owner, real estate agent, and property manager...so I would rent the home out.  But if you are not planning to grow your rental property portfolio I would take a pause and really thing about it.

@Bonnie Johnson I have been managing and leasing a fully furnished condo in Las Vegas 30+ days to 12m term. We had success by placing the home in the MLS. Often times it has been other real estate agents bringing in their clients (waiting to build a home, job relocation, etc...). Try to place the property with insurance providers as well (ex: someone has a flood and need a short-term).

@Tiffany Colter vacancy will certainly be higher and property more difficult to rent if the washer and dryer is not installed.  I would highly recommend repairing the outlet using a licensed electrician.  Sometimes one plug not working can be an indication of something more serious going on or a hazard (loose wires..).  Going back to the washer/dryer: the amount lost in vacancy will probably = the cost of a washer/dryer over the short-term.  You might consider running comparable rentals in the area and see if most include the washer/dryer.
