No worries! I would say the next question to ask is are the 42 acres able to be rezoned? If it sits next to a subdivision, that may be a great deal on it being able to be rezoned. Especially if there is demand for housing in that area. I'm not too familiar with that market so I would know of the top of my head but it would take finding the right buyers to make this deal work. More than likely you would want to talk specifically do developers. But before doing that, you want to talk to city planning division and city permits to see what you can actually do with the property. Be as prepared as you can prior to speaking with the developers and present it well. Make sure to protect yourself with the wholesale deal and allow yourself to walk away. I personally know of one open syndication for a new build going on in Nampa that I can connect you to. However I'm going to have to know more details

So with this specific property you will have to do other ways of comparables. First because its a rural area you have to see what other places that has 42 acres of land and what the land is going for in general. Then where is it located is a huge thing. Is it in the path of progress? What is the land being used for? Agriculture? Also how old are the structures. What was the cost of the structures. Cant really compare to city structures cause its a whole different beast. Feel free to connect!

Got to be creative my friend. I personally prospect for my deals off market. And I also make relationships with other realtors so that I get it prior to listing or day of listing. You can also make it more appealing with "Cash" offers. I put quotation over the cash cause you can make a cash transaction without it necessarily being cash all the time. Lets connect!
