My First 7 Units Multi Family

Hi There Experienced Multi Family Rental Investors:

I have done few flips and single family rental, now switching gear to Multifamily unit. I am looking in to 7 units with potential for 10 units. 

There are existing tenant that pays below market rent with month to month lease, How do you approach these tenants  to increase the rent and is it better to renew annual lease ?

What advise can you give me based on your experience ?

I would also appreciate if someone can hook me up with a mentor to guide me through this complicated process.
