If you like the buy and hold strategy the Destin/Emerald coast area is great because the combined military population from Eglin AFB/7th Group/Duke Field/Hurlburt Field is pretty large. If you like short term rentals there are cities along the coast like Destin, Miramar, San Destin and Panama City that are great opportunities.

Are you up there now? Would love to connect. I got a few in that area and looking to network with more folk. I live in Idaho.

I use Hostaway. They have been good with my needs in managing multiple platforms with multiple properties.

Nice! I've been hearing about some of the growth in Jacksonville. What is your opinion of it on how its doing and its direction? @Eric Adler

Thats a great question Steven. I would do what I am currently doing. My highest returns has been in doing value add multi-family purposed as short term rentals in specific markets. The Value add component allows us to take out the money we put in for rehab and then put them in another rehab. Would love to connect!

So everyone does it differently I have personally financed my furnishing into my rehab loans. So I dont have to come out of pocket for those items in the long run. I got a great gal who completely furnishes STR's for you. Depending on the project sometimes she flys out to the location herself and does it. Let me know if there is anything else I can help with.
