What Would You Do With It?

Hi Everyone. I am looking to get everyone's input that is willing to share. We recently refinanced our home and pulled out some cash. The plan is to invest that money into real estate investments. I am struggling on what to do with it now though. My wife and I have a couple of single family long term rentals already. We are interested in STR's too, but don't deal in that world much. We also thought about going in on some of these commercial real estates group efforts. Obviously, we want to do what we can create the most revenue from. So my question to anyone who would answer. IF YOU HAD $50,000 CASH, WHAT WHAT YOU DO WITH IT TODAY?

@Steven Hayes I would look into flipping small SFHs. With 50k, you'd have enough to put towards a down payment on a conventional loan or even hard money and then could use the rest towards the rehab. From there it's up to you if you want to continue to build out your portfolio of SFHs or sell it and use the extra cash to get into something bigger. 

BRRRRs are great investment strategies. I invest here in Columbus, OH and have had a lot of success. Columbus was the 6th hottest market over the summer!
