@Anthony Newbold I emphasize with your horrible situation. I do have an awful suggestion but it might solve your problem. Cash for keys. I know you have lost so much already and the thought of giving them money probably angers and sickens you at the same time. Consider it, it might cost you less than any more legal fees. And after they are out contact every LL in 100 miles to tell them about how awful they were as tenants. Then laugh knowing that they have no place to go.

That looks so nice! Thanks for replying so fast. I have a few follow up questions. 

Are those stock cabinets or custom?

What kind of countertop did you use in the kitchen?

Did you use the same flooring? The colors look different. 

Thanks again and can I make one suggestion. I would put some kind of splash guard on the wall beside the stove for easy clean up. It might save you some money in the future.

I'm getting my estimate together for a kitchen and bathroom remodel in a BRRRR. Should the cabinets, countertops, paint and tile all match in the kitchen and both master bathroom and secondary bathroom? I'm considering going with mostly grays since the LV flooring will have lots of gray in it and will run throughout the house.
Side note, this is my first deal so any information will be greatly appreciated. Thanks

How would I find the heirs to a property?

I once worked for a woman who’s parents left the house solely to her 40 years ago before they died. The woman died almost 5 years ago and nothing has happened to the property ever since she passed. I have already checked on liens, 4 years of back taxes and one bill from the city for mowing the grass one time shortly after she died but nothing else. I far as I know she had no one else, never married no kids. There has to be someone out there but what if there’s not.

The property is located in Tennessee. I don’t want to wait until the next tax sale for 2 reasons. One, it might take years before the next sale. Two, I don’t trust the local attorneys that run the sale for the county. The wife of the attorney cherry-picks the properties she wants to buy days before the auction. So the properties will be announced in the newspaper but on the day of the sale the properties never come up. When I check the property records several months later she owns the missing properties.
