Hey everyone,

I know the dates are October 6-8. What is the actual schedule of BPCON 2024, specifically the opening and closing? I want to arrive early enough to not miss out anything and leave after the closing ceremony.

I was at BPCON 2023 and I arrived the day before so I was first in line to register the morning everything began. I flew out the morning after the closing ceremony. Since it ended late.

I’m curious to know if that same plan will work this time because I might fly out immediately and the closing ceremony depending on what time it ends.

Unfortunately no, I contacted attorneys and title service companies that specialized in tax sales. It was going to be so expensive that it would have turned the deal into a dud. So I moved on.

I don’t feel too confident with my current accountant since I have started investing in real estate. I normally leave his office confused and with a headache.

I’m in Greeneville, TN. I’m looking in Johnson City, Kingsport, Bristol, Morristown and possibly Knoxville. Any suggestions? TIA

Please understand that I have moved on to looking for other deals and I am not active perusing a dead end. However....

I have a seller that wants to sell their house but it's in horrible condition. I ran all my numbers and gave him my MAO. He pleasantly declined, stating that he could get far more if he listed it. I said that's fine and we went our separate ways.

I'm not going to increase my MAO but I seriously don't think his house will sell.

So my questions are:

1. Should I keep in touch with the seller in case his house doesn’t sell and he realizes that I gave him a fair offer?

2. If I do keep in touch, how often should I check in?

@Nathan G. I can understand what you are saying about the noise. Several times I will get on a site and become frustrated because of the lack of focus.

Hey BP family,

My fear is that someone might want to work with me but think that I’m inactive

I’m still working hard on my plan so don’t think that I’m not around anymore when you don’t see a lot of activity here. I spend much of my time on the Real Estate Rookie Facebook page.

In the future I will be posting more here, I just got excited in working with other new investors.

@Rick Pozos I get what you are saying and I admit I made a mistake. That being said there was over 500 houses when the auction list was originally announced. Two weeks later the updated final list came out with just under 200 houses left on it, with 3 days before the auction. If I had spent the prior 2 weeks doing due diligence on all those properties I had a 3 out of 5 chance that I wasted my time. I don’t have time to speak to code enforcement about each one, I’m at work when they are at work and even if I did an office with only 3 people in it can only spend so much time with one person especially when 2 of the 3 people are in the field during business hours.

I own up to my mistakes and I won’t make this one again.

I’m ready to make an offer to a seller but he wants it emailed to him. I have met with him in person to look at the property. Also I have no problem talking with someone in person. I just have zero experience in making written offers. How do I make the offer attractive, professional and flexible in case I need to increase my offer?
