To be honest, the mentorship program I'm in gave me a lot for around $10K. I was coming from a place of basically no experience and limited knowledge, and it gave me a number of tools that lead to me closing my first deal. 

First, it gave me the basic knowledge necessary to get deals done as well and be savvy when talking with partners, investors, brokers, and sellers - all which are EXTREMELY important conversations. 

It also gave me a place to ask questions when I was questioning if I was doing something properly (lack of confidence). 

Finally, it showed me that there are people that started where I did doing an incredible job and becoming experts with large portfolios which may be the most important in the beginning. It helped me show myself that it was possible!

However, none of that matters if YOU don't take action. If you plan on taking action, and you don't have $9,000 to your name, I would say it's worth it as long as you know the program / mentor has rave reviews.

@Joe Callantine my partners and I in Ohio are workin towards doing something similar - some kind of air bnb community with tiny homes. Similar to the getaway homes.

Are the tiny homes pre-fab that you’re working with?

@Philip Gephardt the 700 would go a long way in Cleveland and you could generate some nice cash flow with the right deals.

Would love to hear everyones favorite ways to network online with potential partners/investors. We have a ton of larger multifamily deals in the pipeline that we'll have to raise capital for and really want to increase our investor base. COVID has obviously made it tougher to get out and do this in person, so I'm wondering what everyone's methods are for doing this online? Besides BP obviously ;)

Just got into multi-family in November and just closed on 22 units in Maple Heights :) Now we're actively looking for bigger deals in Cleveland, Columbus and Cincinnati. I think I'm going to purchase a duplex in Shaker soon though and house hack it since I'm from the east side.

@Damian Ramirez Love it. I'm an east sider so very familiar with those areas. I'm working on getting my license so if you ever need anything, let's keep in touch. I'm going to specialize in investment properties and am an investor myself so feel like we could work well together. As for the meetup.. I love The Fairmont lol.. I frequent there in the summer. We also have a meetup "Cleveland Multifamily and More" that we host every month and usually have a solid turnout of 50+. Would love to have you sometime!
