I would agree with the growth of the area. Try to contact property management company's and ask them if they have anything about to go on the market. Also it's a good idea to contact a local agent. If you don't have one I'll give you mine.

You would need to follow your state laws with the eviction process or offer them cash for keys. On buying a auction property it's always a good idea to verify that all Liens and taxes are cleared from the property.

I ended up charging my renter when she damaged the yard. This is NOT normal wear and tear of the property.

Not answering your Text / Messages is a clear sign they don't want to move. So you I would move to the next step ASAP. Do understand your holding cost.
