No matter how good a deal looks on paper, once you have a property in a "bad" neighborhood, vacancy, maintenance and vandalism will eat up profits. Keep in mind that the definition of a bad neighborhood is in the eyes of the investor.

 Welcome to BP, I am an buy and hold investor living in Florida and investing in Dayton OH.

I can tell you that purchasing the properties at a good price is the easy part. Finding someone to rent your property is a little more difficult long distance but the critical part is finding reliable people to help manage and repair your property.

this part of the equation has eluded me. I have 5 properties in zip code 45403 and good help seems to come and go. what looks  good on paper quickly erodes when a once reliable property manager drops the ball.

I have messages from bigger  pockets members who have used Visio for hard money and they are positive but note to expect high fees .

My concern is not the fees , they are agreed to in advance but the track record of providing loans after getting the $500 + appraisal fee up front.

@Kyle Doney  Universal Life title  is just what its name says it is . it is a life insurance policy that will have a costs for benefits as well as a fund to accumulate cash value. Universal life has tax benefits but it not predominantly an investment  A 401k is a type of pension that has long term tax benefits and will also have fees attached to it as well as provisions for loans. The universal life option is excellent if you need additional life insurance, if not you will be paying fees for benefits you do not need.

If your employer is offering a 401 k it often comes with a company match that makes it very attractive.

hope this gives you some useful information but If you need life insurance now you could always buy term and also make deposits into your 401k

Has anyone had recent experience with Visio Financial. They offer investor loans at hard money rates . The last post I could find is over a year old and only one investor has used them.

I am leaving to explore opportunities in FL and I am renting to a family friend but will retain ability to use my home as a residence. Is there a lease agreement that can accommodate this arrangement. Thanks for any help you can give.
