Hello William!  Their having to possibly lie and backstab, be careful.   They need to be very trustworthy, if you want a good deal.  It still has to be truly discounted so you can make a decent profit.  I agree with what Tyler said.

A HOA and no dishwasher ruins this investment as well as it being out-of-state and not a Turnkey deal that includes property management that knows what they are doing. The return might be lower but it will cut your traveling expenses if you care. If you care, the property needs to be  within an hour drive.  The possible rent might be lower, the maintenance cost, any major costs, and the Agent expense might be unreliable to make this deal work.

Hello Daniel! Do whatever you wnnt to do that you feel you want to do. Read books that increse your in that area.

On that said, there varius generl books in general thins you can study and learn. Your coñfidence will grow as you learn.

There's also a financial education can give you the stuff you learn to help gain good knowledge will help you in almost all niches. I have learned about many about general tactics and that material

can't go over that you can't learn about everything you cannot do It all you but least more than others will learn. Know local laws and building codes that will help you. Start looking and getting that experience that will help you.

Beware of the internet and do not make emotional redecisions. Sleep on it.

Hello Scott! Investing isn't flipping because you usually pay higher taxes and property tax anyway which reduces your income and it is not long term. You might learn that by reading that book. I've learned that you can be told anything that sounds good.

Hello Johnnie! That is difficult for me to answer because I have read about 160 books in the last 6 years because of my handicapped medical condition and I cannot walk, drive, or work outside of my home which luckily has a paid-off mortgage after about 11 years I did back in 1996.

It probably depends on the niche(s) you pick. One place I have followed Brandon Turner's top 10 list and it typically handles all areas of non-fiction books which are all that I read.

I would recommend all of Robert Kyosaki's books and we'll read sales books by Zig Ziglar and Grant Cardone who has bought about 4000 apartments out of Miami. He goes all over the country in his private jet.

You might be interested by reading about construction costs and Apartment Management and all the ways to do research and gain value. Most can teach you good things and how to be prepared for everything.

I did not realize how much there so much to know even after graduating college with honors and having a real estate broker license in Texas for about 30 years. Even some books by Harold Trump before his presidency are pretty good.

I would at least take their recommendations and other top 10 lists. The bottom line is that there is always something else to learn and make sure any teachers have actually done what they are teaching.

Hello Jayden! Even though I've been in construction for about 30 years and quite talented I recently admitted that it was better to use professionals and get and got about 20 of my houses done in one day with new exterior trim based on a recommendation by one of my neighbors and I was able to be more productive myself. It probably would have taken me at least one week and if I did it. I had only worked with old cranking windows and I may have been too careful doing that to make sure I was doing it right and I probably didn't have all the tools it would take. Just get a reliable reference and stay more productive unless you could not be. That will probably save you travel expenses, one-use tools, and time and the wrong education.

Hello! You did not mention if you have been approved for a loan or what your debt payment will hopefully be or what your expected it to be but it should have positive cash that meets your goals or if you expect to have any trouble collecting the rent.

Are you going to make a rent payment and, how much, if any have youc card planned? A "c" rating can be used differently by different people. Is this "c" area in a growth area for jobs or population? Does that use tthat mwil
