Hi Anthony!

I'm not familiar with the REI group locally, but I did attend a breakfast meeting with the group in Charleston and they are a great bunch of people! If you go to Charleston from time to time it would be a good group to meet. Also, you have picked a good time to get involved in real estate here in the Myrtle Beach area.

Hi Chris,

I notice you posted your questions about six months ago and I'm surprised there are no responses!

I'll be happy to answer your questions. There are a number of Condos with very reasonable HOA fees, especially if you look just a short distance from the oceanfront (Walking distance). I can tell you exactly what the fees include for any complex.

I believe taxes are the same for investment properties as they are for a 2nd home. I can verify that for you.

Just an added note, while I've found Zillow to be somewhat helpful, I have seen many instances where the pricing they come up with "Zestimates" are somewhat off. I have a listing in the Georgetown area that is "Zestimated" in the $200k-$300k range. Based on the square footage and the number of bedrooms and baths that would be somewhat accurate, but the elaborate landscaping, the workmanship of the home, and the extras that come with it are not taken into consideration. The property is worth much MUCH more that that!

So it truly is important to connect with a real estate professional in the area so you can get a more detailed picture of the property's value AND it's potential REI (Return on investment). Melissa Gittens is absolutely correct in her advice.

Additionally, while there is an abundance of buy and hold opportunity here, I consistently see fix and flip opportunities arise as well, it's a good mix.

We have a couple properties here in the Myrtle Beach area and feel they are good investments. I would say yes, definitely look into Myrtle Beach. I feel this area is on the verge of significant growth in the long run. Contact me and I'll discuss some of the reasoning behind that belief.
