@Erik Petrovich it really does depends a lot on the HOA dues. Often they include a lot of amenities that are not necessary for a successful vacation rental. For example, I sold a couple of condos to a client that were second row, did not have a pool or lazy river or gym. Simply close to the beach and free wi fi. They have had no trouble keeping it rented. They use a booking service and a cleaning service. HOA is under $500/ month.

@Jared Wild if it's a single-family property I would definitely put the responsibility on the tenant. However, we have a multi-family property and, though the leases indicate that the pest control is the tenants' responsibility, we do have the property treated quarterly as a "courtesy" and for some level of consistency. With multi-family properties it's always more effective to have the entire property treated at the same time at least quarterly but if a tenant complains about pests between treatments I remind them that it is their responsibility as per their lease agreement.

Are member permitted to sell their properties on Bigger Pockets? I haven't seen any properties listed but maybe I'm just looking in the wrong places.

If anybody could offer some tips on where I could promote a tenant-occupied townhouse located in Virginia I would appreciate it.
