Here's one I just came across. These clowns are working hard to not have to pay rent. It would be less work for them if they got off their hurt behinds and got a job (lots of companies hiring), they wouldn't have to do this nonsense.

My taxes went up last year on my residence by an extra $2000 (property value went up by over $100K, from memory - about 33%). When I called the Co. to complain, they said I'd missed the deadline to dispute it and I was S.O.L for 2 years. All because when I closed on the house, the letter was sent to the PO, who didn't give a rats and tossed the letter in the trash. I found out because I was proactive and looked up my taxes online.

I don't mind paying my taxes, but when the representation I receive ranks in the gutter, that irritates me.

I'm probably a grumpy old man, but in this COVID moment, it angers me that I still receive marketing mailings. The reason it ticks me off is that there is additional workload and exposure to COVID for everyone from the guy printing it and stuffing it into an envelope, to the USPS worker who shoves it into the sorting bins and then the next one who puts it on the truck (honestly I don't know how this mail thing works, it's pure magic just like eggs in a carton), then to the delivery and then I have to come outside and open the mailbox. I feel like companies are tone deaf to the possibility of the spread. 

Yes maybe a rant from a grump....but the end result is the same. Marketing goes straight into my burn can and I have no idea who wrote it.

Good point. Robert Kyosaki is not really someone I can listen to for long. I feel like he tries too hard to be acknowledged for his contribution, which is without doubt huge. Now if he hired a mouthpiece like Grant Cardone or Tony Robbins he would probably own the world.

It's good to plan ahead and think about this stuff, and good comments noted umbrella policy. I would devote my time to working the money making side before worrying about protecting something I don't have yet. You are proactive, that's good.

Buying an investment property in your name brings higher interest; maybe about 1% higher. I don't know about getting a loan in an LLC. You could buy a place in your name and then transfer the title to your business entity a year later. Well this is how my bank is instructing me on this stuff.

Wow Tim, I don't think you can look at something that happened 100 years ago and compare it to today. Apart from the fact this is another pandemic, so many things have changed. Life expectancy, medical technology, communication, lifestyle. Too much to compare IMO. Still, a good talking point.

Any landlord worth anything would want to know about these issues so that his customer, you, are comfortable. 

Also, what if you didn't report these things and when you move out he deducted an amount out of your security deposit to fix them?

Sounds like it worked out, but that was weird for her to just move in without a discussion.  To me, that says she is a believer in it's easier to ask forgiveness than get permission, and that could manifest itself in all kinds of things that could be problematic.  I'd have been royally peeved, but I'm glad it's working out for you. 

 Yes sometimes the written word doesn't convey everything. And sometimes the guy typing doesn't convey all the words. And yes it worked out pretty good. She had asked me weeks ago about it, and if she could switch apartments. It sounded like she was joking but I said she could back then. I guess she'd made her mind up back then. The girl loves granite.

No she didn't really move in without permission. With this CV19 I slid the key under her door so I could keep my distance; I did it so she could have a look inside while I wasn't around, to see if she wanted to move into the rehabbed one. I kind of expected her to jump on it. And I did say, loosely, that she would be able to swap out. I probably should have said, let me know if you want it and we'll make the necessary arrangements. 

Had I not wanted her in there, I wouldn't have let her even look. I feel like it's a double win for me, or triple even. I get a little more rent, I've upped the value of the place or at least started to, I have another year lease from a tenant who is a teacher and reliable, and I get to fix the stuff ups from past landlords in her original apartment. And more granite! A $300 slab of the stuff from Floor & Decor is an awesome upgrade I think.

I think it worked out well.
