I need a solution for managing real estate leads for my direct mail campaigns in a database. I need to be able to constantly upload new leads, names, and addresses. I want to be able to manage the duplicates. I need to be able to cross reference different lists. For example, if I am pulling a divorce list for my county, I need to then pull a high equity list then cross reference the two to find out who on that divorce list has a property with high equity. Or even triple cross reference that list with a tax delinquent list. Someone who just got a divorce, has property with equity, and also is delinquent on their taxes. I need a good solution to manage these lists long term as well as create new ones. They need to stay updated because mailing campaigns often last several months. I need to be able to manage multiple different lists at the same time for different campaigns. as well as move names to other lists for subsequent mailing campaigns.

If you had to name one person who is a MASTER at direct mail who would it be??? I'm talking someone who specializes in only direct mail and kills it! I want to be 1000 percent sure I am not throwing money away on my upcoming direct mail campaign. I want to learn from the absolute best in the biz when it comes to direct mail! Throw out some names guys! Thanks!

@Sean OToole and does property radar get the data from core logic as well? if not where does property radar get its data from?

Thank you @Anson Young and @Jill DeWit . I will look into listsource. So RealQuestPro is better than listsource then? It has more options? How does property radar compare to listsource? 

I am currently looking for a quadplex to house hack in San Diego. Preferably San Diego but may be willing to go anywhere from San Diego all the way up to LA. If anyone knows of any good deals shoot them my way! Thanks!

What is everyone's opinion on the best list provider? or which companies are best for which list? ex. Rebogateway for the divorce list. I'm about to start my direct mail campaign next week and will be putting a good amount of money into my marketing and I want to make sure it's not going to waste! Also, does anyone have access to Rebogateway or any of the other list providers that just charge a monthly fee, in either San Diego CA, Riverside CA, Los Angeles CA, or El Paso tx? I would be willing to split some of the fees with you in exchange for access to pull a quick list. And while we're on the subject what list type have people had the most success from? ex. divorce, probate, absentee owner.... Thanks for your help!

@Kevin Fox I believe I met you at the bigger pockets case study where the guy owned a bar and his wife a beauty salon in the back.... I think that was you. The name rings a bell. @Kirky Galt I am marketing directly to motivated sellers and a little to investors. I already have a decent cash buyers list. Right now I am focusing on SEO with my investor carrot sites. I just connected with Dan Barrett at adwords nerds so start my PPC campaign. I've hired someone to manage my social media marketing. I am about to start my direct mail campaign when I figure out what area I want to hone in on. and I'm networking as much as I can at local events. I'm attending the investorfuse mastermind event in October here in San Diego as well as Justin Williams flip hacking live 3 day event also in October in San Diego.

I am looking for a mentor in the San Diego CA area. I am new to the industry and want to learn as fast as possible. I already have a fair amount of knowledge. I have been studying for the past few months. I am a fast learner. Graduated top of my class. I am willing to help out with whatever needed in exchange for learning! How have I outsourced my deal funnel? Are you referring to pat live? I use them as a backup in case I can't answer the phone it forwards to them. I also plan on using them to qualify my junk leads. From campaigns that I may run that aren't so targeted. With pat live they just answer the phone and ask a series of questions them the info goes straight into my podio and I get a notification to follow up with the new lead. Which I plan on doing right away. And yes I am doing this full time now.
