@Nicholas O'Hara I actually have a property in El paso for sale right now. I don't have time to do the flip. I live in northern California. I've done several in El paso and it's a great market. Mine is almost turn key. I already have contractor estimates and a great realtor I use for my flips. Give me a call if you're interested. I'm asking 60k arv is about 90k and 12k for the rehab.

So this may seem like a dumb question but I'm new to this. I just got this probate list for one of my direct mail campaigns. What does PR mean? It says PR first name, PR last name?? And in the beginning, it says first name, last name. I need to know the difference between first name, last name and PR first name, PR last name so that I can map them appropriately. Thanks for the help

So I did a demo of Rebogateway just recently and they have an awesome setup! What I liked about them is they get data from the county, its always up to date and they have a bunch of lists that others don't have, like code violations, divorce, death certificates, tax defaults, for lease by owner, bankruptcy. All that can all be cross-referenced with their high equity list or absentee owner list for super targeted lists! So you aren't wasting a bunch of money on mailers. They get that data just like everyone else from core logic. I feel like this sounds like an advertisement haha. So the reason I'm writing this is to see if anyone wants to go in with me on a year membership. Its $1,500 for the year and it includes 30,000 names. We would split that so we would each have 15,000 names for $750 each. Or If 3 people wanted to go in on it we would each pay $500 and have 10,000 names. And that's nationwide too. You aren't restricted to one or two countys. If you are interested in splitting this with me reply to this post or give me a call, my phone number is in my info. I forgot to mention If you are new to real estate the membership includes a ton of training to teach you how to pull lists and which lists they have seen to be most effective and stuff.

@James McCormick yep that's exactly what I was looking into, either that or mySQL. mySQL is more robust bus access may be able to get the job done.

Awesome! So I will design and build this software and distribute it here for everyone to use. I'll just charge a small one-time fee to help cover what it cost me to get it built. That being said can I get a list of features you guys would want it to have? Does anyone know of a phone system that allows a lot of tracking numbers that doesn't charge a fortune? I am currently using call rail which I like but I only get 10 tracking numbers, and they charge a lot for more. I am looking for something that doesn't restrict the amount of numbers, or charges very little for them. For my direct mail I am mailing 7 pieces per list. I would like to put a different number on each piece so I can determine how many mailings I need before I get a call. with all the marketing I am doing I need at least 60 numbers at any given time. The phone system doesn't have to be able to track them, I use podio which will track all my campaign stats. I just need a bunch of numbers. Appreciate the advice!

@Miguel Jauregui I am working with some database experts to build something custom. I will let you know how it goes.
