One thing to make sure of in a property mgmt firm is the philosophy of the firm. How will they treat your property. Many investors have 10 year plan, so the quality of repairs over the years needs to be high enough that the property itself is in great shape after the investors 10 year plan. 

Property mgmt is not just collecting rent etc. a good pm will handle all of the aspects, like evictions, upgrades, tenant vetting (highly important), vendor relationships, and more, etc. And be able to (as mentioned above) effectively communicate both verbally and electronically to owners and tenants.

Check out rent manager. We use it for the property management side of our business.

you probably need to talk to Darrin Carey first.  Then decide if a bank is the right avenue for your investing.

Don't forget to check references. Other clients of your property management firm will be one of the best indicators.
