How can you say that? There are countless "newbies" who wholesale part-time and have done 1-2 deals their first year. They made some money, and paid off a CC or took their family on a well-deserved vacation. Why do you get to decide what is worth it and what is not?

Hi,

I am closing on a duplex that needs a lot of work...a lot. The bones and roof and plumbing are good. Roof and plumbing was replaced just a few months ago. I'm buying the home for 35K and only need coverage for 70K. I'm having trouble finding any company that will offer insurance. Does anyone have any referrals?

The property is in Louisville, KY.

Hi Everyone,

Yesterday was the end of my 10th day using a VA to cold call potential sellers for me. I'm trying to learn more about what works and what doesn't, but at this point, I don't know what I don't know. Are these KPIs good? General thoughts?

My short-term goal is to figure out how to get 2 leads a day coming in. This means I need to 4x my current leads stat. I'm trying to find a more efficient or cost-effective way than simply hiring 3 more VAs.

Will you lose sleep if you don't return it? If yes, then you have your answer.

I always say to treat REI like a business, but sometimes even businesses make exceptions. This sounds like one of those times.

If you google "Wholesale Real Estate Scripts" you'll be given endless free possibilities. Read through several and pick what you like from each to create one that sounds best to you. Practice practice practice. The more natural, calm, and knowledgeable you sound, the better chance you have.

More importantly, you need to work on your intro and the first 30 seconds of the call. That will convince them to not hang up on you. From there, you should have a natural conversation with them while trying to find their pain points. Think "how can I help this person?" You can have a few standard questions written down, so you don't forget to ask them. Confirm beds/baths, deferred maintenance, etc, etc.
